HOA Alteration Application

The accompanying application form must be completed, and must be signed by all owners of the property. Please review the Declaration of Covenants, Conditions and Restrictions for a complete description of your responsibilities regarding Architectural Committee requirements and submittals. The Architectural Committee will act upon your application at their next scheduled meeting. When your application is acted upon, a properly executed copy will be returned to you.

The Architectural Committee has up to sixty (60) days after submission of your request to respond, please keep this in mind when applying for any alteration. Under no circumstances is any alteration to begin without the proper approval of your Association.   1. Needed information to submit; The below items are required for each and any request:
    • Property Plat
    • Description of request
    • Photos of sample materials
    • All listed colors
    • Any bids / proposals from contractors
    Note: 60 day period time limit does not start until all documents required are received.
  2. What is a plat?
    • plat is a digram for your property's boundaries. You can obtain a copy from your local government or county building.

  3. What is PDRB?
    • Planning Design Review Board (PDRB)
  4. Who is the ARC Board?
    • The ARC Board are all members apart of the community appointed from the current board of directors. All members are volunteers who donate their time to insure the community stays within the community guidelines.
  5. How long does approval take?
    • Per state law the ARC board has 60 days to approve or dissapprove your request, However they strive to get your request completed as quickly as possible.
  6. How are updates sent?
    • You will know if your request has been approved or denied by email, you can follow the confirmation email to track your request.
  7. Do I need neighbor approvel for my alteration?
    • Most communitys do not require approvel from your neighbor however please check your community bylaws on this issue.

NOTE:
MUST BE ACCOMPANIED BY A COPY OF YOUR LOT SURVEY WITH A SKETCH INDICATING LOCATION, SIZE, AND TYPE OF CONSTRUCTION, ALL APPLICABLE CONTRACTOR PROPOSALS, AND ANY OTHER PERTINENT INFORMATION AS MAY BE NECESSARY. Lot surveys should be on a scale of at least 1 inch per 20 feet.

If approval is granted, it is not to be construed to cover approval of any State, County or City Code Requirements. A building permit from the appropriate building department is needed on most property alterations and/or improvements. The Architectural Committee shall have no liability or obligation to determine whether such improvement, alteration and addition comply with any applicable law, rule, regulation, code or ordinance.

As a condition precedent to granting approval of any request for a change, alteration or addition to an existing basic structure, the applicant, their hires and assigns thereto, hereby assume sole responsibility for the repair, maintenance or replacement of any such change, alteration or addition. IT IS UNDERSTOOD AND AGREED THAT THE HOMEOWERS ASSOCIATION AND BLACKSTONE MANAGEMENT LLC., ARE NOT REQUIRED TO TAKE ANY ACTION TO REPAIR, REPLACE OR MAINTAIN ANY SUCH APPROVED CHANGE, ALTERATION OR ADDITION, OR ANY STRUCTURE OR ANY OTHER PROPERTY. THE HOMEOWNER AND ITS ASSIGNS ASSUMES ALL RESPONSIBILITY AND COST FOR ANY ADDITION OR CHANGE AND ITS FUTURE UPKEEP AND MAINTENANCE.
